Conveyancing Terms Explained

Completion Statement
The statement sent to the client by the solicitor confirming the completion of the sale and for what amount.

Conveyancing
The area of law relating to the transfer of ownership of property from one party to another.

Covenant
A signed agreement inserted in a deed to either perform or prevent a certain action

Deed
A legal document, signed, sealed and delivered, which shows the legal right to property.

Disbursement
Costs incurred by the solicitor.

Easement
A right of way to use another’s land in a limited capacity. For example, a footpath.

Freehold
An estate held in land.

Mortgage
A deed under which a person agrees to pledge their property as security against the repayment of a loan.

Planning Permission
Formal permission granted by a local authority to develop or change the use or appearance of land.

Public Highway
A road or footpath available for the public to use as a pedestrian or vehicular right of way.

Restrictive Covenant
A provision in a deed which restricts the use of land in a certain manner, binding not only upon the current owner, but also upon future owners of the land.

Stamp Duty
A government tax charged when ownership of property is transferred.

Title
A document serving as evidence of ownership of property.

Title Deeds
The deeds which provide evidence of a person’s right or title to property.
